How the CMA is built
EuKreate selects comparable sales near the subject property, adjusts each one so it is comparable to the subject, and then reconciles the adjusted prices into a single indicated value. Every number on the screen — the headline value, the range, the figures in the spreadsheet — comes from that same adjusted grid, so there is never a second, unexplained estimate sitting next to the first.

What gets adjusted — and what deliberately does not
EuKreate adjusts on three dimensions: time (market movement between the comp sale and today), living area, and HOA dues. Condition, quality, view, and location are often the largest adjustments on a real appraisal — and they cannot be read from a data feed. Inventing them would produce a confidently wrong number, which is worse than an incomplete one, so EuKreate leaves them to the agent.

Confidence, measured two ways
One combined score hides the difference between "great comps, wide spread" and "thin comps, tight spread", so EuKreate reports two separate measures: comp quality (how good the evidence is) and valuation precision (how tightly the adjusted indications agree). Both are computed deterministically from the adjusted grid — never generated by an AI model — and dispersion uses a robust interquartile measure rather than min-to-max, so one outlier cannot swing the reading.

The worksheet you can hand a seller
The report exports as a Sales Comparison Approach grid — the CMA worksheet agents already recognise, built on the line items of the NAR Purchase & Sale worksheet. The Excel export ships live formulas rather than flat numbers, so an agent can retune the adjustment rates in the sheet and watch the reconciliation update. Research an address before you have the listing
The same analysis runs on any address, not just listings already in your account — useful when preparing for a listing appointment or answering a "what is my home worth" question. Because there is no asking price yet, that view reports the estimate only: a single estimated market value with its range and confidence, with no ask-versus-estimate conclusion invented around it.

Is this an appraisal?
No. It is agent-facing decision support — an analysis to help you set and defend a price. It is not an appraisal, and EuKreate does not publish an automated valuation to buyers as a home value.
Can I change the adjustments?
Yes. The Excel export carries live formulas, so you can retune the adjustment rates and the reconciled value updates with them. The rates EuKreate starts from are visible in the worksheet rather than hidden in a model.
What counts as a comparable sale?
A past transaction — a property that actually sold. Active and pending listings are competition rather than sale evidence, so they never count toward the closed-sale test behind the confidence score.
Does it work for rentals?
Yes, as a rent CMA. A rental listing gets rent analysis instead of a sale valuation — the same method applied to leased comparables, where a rental that left the market is the rent analog of a closed sale.
