Rental price analysis (rent CMA)
A rent CMA prices a rental the same way a sales CMA prices a sale — from comparables rather than a gut estimate. EuKreate selects leased comparables around the property, adjusts them, and reconciles them into an indicated market rent with a range and a confidence score. A rental that left the market is the rent analog of a closed sale, so the method is the same one behind the sale valuation; only the evidence changes.
How the rent CMA works
EuKreate runs the same comparable-and-adjust method used for sale valuations, with rents in place of sale prices. Leased comparables — rentals that actually left the market — carry the evidence; active rental listings are treated as competition, not proof of what a property rents for. The result is an indicated monthly rent, a range around it, and a confidence reading.

Rental listings get rent analysis, not a sale valuation
When a listing is marked for rent, EuKreate swaps the whole pricing surface: the rental gets rent analysis in place of the sale valuation, prices render as a monthly rent, and the sale-only sections drop away. An agent working a rental never has to read around a page built for a sale.
What renters see
On the rental listing page, the market comparison uses the indicated rent from this analysis rather than a raw vendor estimate — so the number a renter sees is the same number the agent worked from. When the asking rent compares favourably to the market, the comparison and its supporting comps are shown.
For investor buyers
The indicated market rent feeds the investment analysis directly, so cap rate, cash-on-cash return, DSCR, and IRR are computed from a rent you can defend rather than a round number typed into a calculator. If you would rather use your own figure, the market-rent field stays editable and is marked as yours.

How is a rent CMA different from a sales CMA?
Only the evidence differs. A sales CMA reconciles closed sales; a rent CMA reconciles leased comparables — rentals that left the market. The selection, adjustment, weighting, and confidence method are the same.
Can I override the market rent?
Yes. The market-rent field is always editable, and a rent you type in is labelled as yours so it is never confused with the comp-derived figure.
